DealMachine vs DealSherpa: An Honest Comparison for 2026

DealMachine and DealSherpa both help investors find distressed, off-market houses, but they work very differently. Here's how they compare on price, credits, driving for dollars, probate leads and coverage, including when DealMachine is the better pick.

DealMachine is a nationwide property data platform built around a driving for dollars app: you drive, tag houses, and pull owner data with credits. Price and credits

According to DealMachine's pricing page (checked October 2026), Basic is $99 per seat per month with 10,000 data credits per seat, Pro is $149 per seat per month with 20,000 credits, and Scale is $599 per package per month. Postcards from their mail app run $0.70 to $0.89 each.

DealSherpa is one plan at $99 a month, or $950 a year. There are no data credits. The Virtual D4D feed has daily download and address-lookup allowances, shown on your dashboard. Probate and motivated-seller lists and the DealFuse CRM are included.

Driving for dollars: you drive vs we drive

DealMachine's app is a classic driving for dollars tool. It tracks your route and lets you tag houses as you pass them. That works, but you only see the streets you have time to drive.

DealSherpa's Virtual D4D reviews every house in the market from its street photo and scores it 1 to 5 for visible distress: boarded, overgrown, bad roof, damaged windows. You start your day with a list of the worst houses in the market, sorted, with the photo date on every one. You still drive, but only to the houses worth seeing.

Probate and motivated-seller leads

This is the biggest difference. DealSherpa pulls probate leads from county court filings, matches each estate to the house the person who died owned, and attaches the executor or petitioner you'd contact. Every lead shows its filing date, so you know exactly how fresh it is. Motivated-seller lists like tax delinquency are stacked on top, so a house that's in probate, behind on taxes and looks rough from the street rises to the top.

DealMachine's pricing page lists property and owner data with saved searches and premium filters on higher plans. It doesn't list court-sourced probate filings.

What reviewers say

DealMachine has a 3.6 out of 5 TrustScore from 68 reviews on Trustpilot as of October 2026. Plenty of reviewers are happy. The low-star reviews tend to repeat a few themes: billing and cancellation trouble, features moving behind credits, out-of-date owner data, and slow support. When DealMachine is the better choice

Stay with DealMachine if you need nationwide owner data today, want direct mail sent from inside the app, or run a large team that depends on its API, Zapier and webhook connections. DealSherpa opens market by market. Virtual D4D is live in St. Louis County and Charlotte, with probate and motivated-seller lists in more counties and new markets opening.
