Probate leads come from county court probate filings. Property and ownership details come from public county property and assessor records. On-market Deal Search uses MLS listing data (Hampton Roads). The distressed-property feed comes from street-level photo review of properties for visible distress.

Listing data updates throughout the day. ARV calculations use recent sold comps within your market with geo-filtering, recency weighting, and feature matching — the same methodology appraisers use.

Our engine computes ARV from sold comps, runs a full rehab estimate using real contractor costs, then scores each deal 0–100 based on the spread between your max offer and the list price.

Rehab estimates are built from real local contractor pricing. You can also customize every line item — roof, HVAC, kitchen, flooring, and more — to match your specific scope.
