What makes a seller motivated?
A motivated seller needs to sell more than they want top dollar. Something has changed: a death in the family, money trouble, a house they can't keep up with, a deadline set by a court or the county. Those owners want speed and certainty, and that's what a cash buyer offers.
The best motivated seller leads come from public records, because a court or county is recording the problem as it happens. They aren't people who filled out a web form for five other investors too.
Types of motivated seller leads
Probate
The owner has died and the estate is going through court. The executor or representative usually has to turn the house into cash so the estate can be settled. More on probate leads →
Tax delinquent
The owner is behind on property taxes. It's often a sign of money trouble, an inherited house nobody is managing, or a landlord who has given up on the property.
Tax sale
The county has scheduled the property to be sold for unpaid taxes. The owner is up against a hard deadline and can often still sell before the sale date.
Pre-foreclosure and foreclosure
The lender has started foreclosing. Selling before the auction can save the owner's credit and any equity they still have.

Working motivated seller leads
- Call the stacked leads first: a house that's in probate and behind on taxes usually has the most pressure behind it.
- Mail and call, then keep following up: most sellers aren't ready the first time you reach them. A written follow-up plan is what turns a list into deals.
